Richmond is really two different service areas

Richmond is the Fort Bend County seat, and the housing runs from properties older than most of Houston’s suburbs to communities that were farmland ten years ago. Which one you live in changes what tends to go wrong.

The newer master-planned communities. Aliana, Harvest Green, Grand Mission Estates, Lakes of Bella Terra, McCrary Meadows, Veranda and Del Webb Sweetgrass are largely homes built in the last decade. Most of those systems are now five to ten years old, which is exactly when capacitors start to weaken and condensate drains that have never been touched begin to close up. The equipment is rarely the problem. The maintenance history usually is.

Older Richmond. Pecan Grove, Canyon Gate at the Brazos, Waterside Estates, Rivers Edge and the streets around historic downtown have a much wider spread of system ages. Here we are more often dealing with equipment past fifteen years, original ductwork, and the genuine repair-or-replace conversation rather than a quick fix.

Either way, being near the Brazos and this far inland on the Gulf Coast means humidity does most of the damage. Which brings us to the drains.

What we get called out for in Richmond

Blocked condensate drains

The single most common call, and the one that does real damage. Nearly every newer Richmond home has the air handler in the attic, directly above a ceiling. When the drain line blocks, the pan fills and a float switch should shut the system down before water reaches the plasterboard. Weak capacitors and electrical parts

Small components, and the difference between a system that starts and one that hums and does nothing. On the ten-year-old housing stock across Aliana and Harvest Green this is now the most common genuine failure. Found in spring it is a minor part. Found on the first 98-degree Saturday it is a hot house and a wait.

Low refrigerant

An air conditioner does not use refrigerant up. If the charge is low there is a leak, and topping it up without finding the leak is money poured into the attic. It shows up as air that is cool but never quite cold, a system that runs and runs, or ice on the line.

Airflow and ductwork

More common in the older Richmond neighbourhoods, and the usual answer when one room never cools while the rest of the house is fine. Often it is the ducts rather than the equipment, which is worth knowing before anyone quotes you a new system.
